How do I compare the full cost of Lubbock student leases?
Multiply each published per-person installment by its payment count. Then add the required charges and the extras you will use, and check how much cash is due before move-in.

Compare base rent for two-bedroom, two-bath plans
The Grove’s Fall 2027 standard term runs August 1, 2027 through July 10, 2028. Its two-bedroom, two-bath plan lists $559 per person per installment for 12 installments, or $6,708 per person in base rent for the lease. Checked November 5, 2026.
The Edge’s Fall 2027 standard term runs August 12, 2027 through July 14, 2028. Its two-bedroom, two-bath plan lists $645 per person per installment for 12 installments, or $7,740 per person in base rent for the lease. Checked November 5, 2026.
Check what each rate covers
The Grove includes furnishings, in-unit laundry and high-speed internet. The Edge includes in-unit laundry, internet and trash disposal and offers a furniture package. If you need furniture, include its quoted cost before choosing between the two.
The Republic’s two-bedroom, two-and-a-half-bath plan includes furnishings, internet, lawn care and door-side trash pickup. Its August 2, 2027 through July 11, 2028 Fall 2027 standard term lists $795 per person per installment for 12 installments, or $9,540 per person in base rent for the lease. Checked November 5, 2026.
Add the fees and extras you will actually pay
All three operators list a required annual administrative fee and an application fee for the standard term. Put each on its own line in your budget. Use the written quote to confirm who pays, how often each charge is billed and which utilities are included. The Republic lists reserved covered parking as an add-on, so price that separately if you need it.
If you will park on campus, check the Texas Tech commuter permit for your academic year separately from your apartment’s parking charge.
Separate total cost from cash due before move-in
Compare both the full-term cost and the amount due before keys. Track any refundable deposit on its own line, with its return conditions. If you prepay installments already in the contract schedule, move those payments into the earlier cash requirement and count them once in the lease total. Use the exact start and end dates to check for gaps with your current housing.
